There is more to marketing real estate than most sellers are aware of and the process is best handled by a professional real estate agent that understands the current market and trends.

It may be tempting to hire an agent because their kids play with your kids, or because you think they are a fun person, but the bottom line is that you need to hire a real estate agent that has true marketing skills. These marketing skills must include; a strong Internet presence, professional photography, exceptional print marketing and last but certainly not least being available to respond to questions from buyers or other agents.

Strong Internet Presence

A strong Internet presence begins with your agent's website. Your agent's website is likely a strong reflection of how they run their business. If their website is well organized, easy to navigate and has a nice clean look you are probably dealing with a well organized real estate agent.

Your agent should also maintain a real estate blog which is an interactive marketing tool that is fast becoming an industry standard. Professional real estate agents that stay in tune with the market and grow their market influence by maintaining and participating in blogs. Agents that are not blogging are just using their website as an online billboard.

Professional Photography

A picture is worth a thousand words, or thousands of dollars in your case. You need to work with a real estate agent that is going to make your property look its absolute best. Having an agent walk through a home taking a few random photos just doesn't cut it anymore. The real estate industry has left those days behind with the dial-up modem.

The other homes in your neighborhood are going to have professional photos and if your home doesn't it is going to look like the ugly duckling, which is going to cost you money. This is part of the problem with hiring part time real estate agents, friends that sell real estate, or worse hiring a seasoned agent that just did not keep pace with current marketing trends. These agents may try to convince you that it is not that big of deal, but the fact is that this is just something that needs to be done timely and properly in order to sell your house for the most money.

Great Print Marketing

Print marketing goes hand in hand with professional photography. Lousy photos are not going to get people to notice your house on the Internet, or in magazines. You need show that your house is better than the others on the market. When buyers drive by your house and pick up a flyer, you need them to be enticed to want to go tour the home. Dark and dull photos of the interior of your home are going to turn off buyers and they won't make an appointment to see the home.
